New Drain and Plumbing Line Installation
Our team can replace your old drainage setup. We do this to upgrade corroded materials and fix outdated drainage techniques. Our plumbers also add drainage to Sarasota homes. Many garages, for instance, don’t have drains. Adding one can make it easier to wash cars and perform other water-related activities during summer and winter. We also install drains for kitchen bump-outs, new kitchen islands, and bathroom remodels.
Our team adheres to all modern Florida Building Code (FBC) standards. The FBC has specific requirements for slope, minimum size, and cleanouts. Standard kitchen sinks must have a 1.5-inch drain at minimum, and those with a garbage disposal need a 2.5-inch drain. Larger drains are an option and may be preferable with some configurations. It’s important to note that the slope requirements change with the width of the drain. A 2.5-inch or smaller drain requires 1/4 inch per foot or a 2% grade. A 3-inch or larger pipe requires 1/8 inch per foot or a 1% grade.
The FBC has explicit trap requirements as well. S-traps, bell traps, and crown-vented traps are all prohibited by modern codes because they can siphon dry. Generally, every fixture must have a P-trap to block gases from entering the living spaces. The water seal in the trap must be between 2 and 4 inches. The trap also can’t be too far from its vent stack. A 1.5-inch pipe must be within 6 feet. A 2-inch or larger pipe must be within 8 feet. The materials used are generally a combination of metal and plastic. We’ll use stainless steel for the drain itself. We commonly use PEX for drainpipes and PVC for the sewer pipe.
Drainage issues in an older home may exist beyond the drains themselves. You may have a sewer line that’s deteriorating and prone to obstructions. In those scenarios, we’ll often recommend a full replacement. Our team performs both trench and trenchless installations. The traditional method involves excavating to remove the old line and installing a new one. Trenchless methods, such as pipe bursting, can avoid disrupting your driveway and other hardscapes.
